So, DH is still trying to convince m to move to JVT, we went yesterday to see a 2 br arabic style villa, have to say i was impressed, very big rooms and HUGE garden, i would like to know how much will it cost to landscape a garden that size, and water it? I heard about DEWA problems in JVT, not sure what the bill would be in a villa? we have always lived in apartments, we both work from 9-5 but i do lots of house work in the evening, lots of washing machines too.. anybody living there right now? any advices?
We dont mind the fact thats its far, i will be applying for my driving license in october and DH work not too far away.
Im also worried about all those cables above the villas, they look like trouble!

Bexx - Yes, Im moving, but thankfully 2 villas down from where I am ;). Im just waiting for the real estate guy to email me the previous tenants DEWA bill then Im good to go. This house has been a total nightmare but Im glad Ive managed to find something near. Bill for August is 2700dhs and climbing!

There are also 2 bed villas available in my street i know of 4 empty they are all in district 4C they arent the townhouses though

Sorry not been on for a few days... The bed townhouse that we live in was built 2/3 years ago. District 2G was re;eased then so think your real estate agent is at it! There is an empty one on street 5 villa 6, i think, if you walk past you will hear the chirping of the smoke alarms in the empty villas. The landlord is a saudi national who was asking for something silly but has now brought his prices down as he has a few in the area. The garden is ready lanscaped. We didnt use an agent, we did a leaflet drop in the ones we were interested in and saved ourselves the commission fee.

@ alowicious_28: Oh my god 17,000! We just wouldn't be able to pay! I have my fingers crossed this doesn't happen to us - my husband would have a heart attack if he read this forum!!! Thanks for the tips - good to know about the roof drainage outlets too. And how funny about your neighbours when you were here!! ha ha! @Ange74 - I really feel for you - it sounds like you have been incredibly unlucky :( We are in district 4 and yes there had been previous tenants and we were given a copy of their last bill which was around 1500. Are you definitely moving out of yours? Its such a shame as it is perfect for pets. Are you considering moving to a different one if you can check the past bills?

Hi, I used to live in JVT in a 2 bed arabic style and I loved it!! Really sorry to have moved from there but we needed more space for our growing family. Firstly our DEWA bills were the highest there that they have ever been but never over 2,400dhs. When we first moved we had a laeflet put under our door from one of the neighbours who had a dewa bill for 17K because they had an underground water leak. They did eventually sort this out but I think it took them some time. We were very worried that it would happen to us too but it didn't. It cost us 10K to have basic paving slabs and some grass and stones laid down and an extra 3K to have the fencing covered to make it private (we were on a corner). Basically I would decribe the villas as heat boxes. In the summer we had the ac on in two rooms downstairs and they would contradict each other in temp so only one was really doing the cooling and we never really felt that the room would get cool enough. Plus the fans in the ac are on constantly when the ac is on, its the units on the roof that switch on and off as necessary. All extractor fans in the villa are on at all times and can't be turned off. 500dhs of the dewa was for housing services, our water for the house and grass would be a further 500 dhs and the rest was electricity!!! The only problems we had were with horrible smells coming from the maids room but noticed it was when the sewerage needed emptying and also the kitchen ceiling developed a leak which was apparently condensation. If the roof drainage outlets are not unblocked from sand then the roof leaks and the water comes down the wall of the staircase and then leaves a really musty smell. If we weren't getting ready for having another baby we would have stayed there though as we really loved it. It was so nice not having another villa joined onto you but you are very overlooked at the rear of the property. For the last few months we got a direct view into our neighbours bedroom and they used to like to undress with the curtains open!! No amount of times me standing in our doorway and shouting my cats gave them the hint that just maybe I could see them - or maybe they were exhibitionists (sp?) . Now there is also an access from the springs it makes getting to and from there much better.

Hi, I've been in a 2 bed Arabic style villa for 2 months now and am amazed at some of the Dewa bills and problems i'm reading about. (And slightly scared!!) We were expecting our first dewa bill to be high due to the amount of water used to water the garden (we have a lot of grass and the gardener waters it twice a day). However, the first bill that came through was 2000 and only 400 of that was the water! We had a leak in the maids room AC and when the guys came to fix it, they told us that there is a unit in the maids room that doesn't need to be kept on all the time which uses up a lot of electricity. I don't exactly understand what this unit is for but they showed my husband how to turn it off. Apparently it chills to 5 degrees and had formed an ice block which caused the leak. They advised us to have it on for maybe an hour a day if possible and this should bring the electricity cost down. So we'll see! Otherwise, we've had no problems with the water and I was impressed that it only cost 400 to water such a huge garden twice a day. I guess it does seem to be luck of the draw! We saw the previous tenants Dewa bill too so I guess that is the best advice. The AC works perfectly and we have a lot of them switched off (even in the summer) and we love the villa and the layout. We've also had no issues with toilets flushing or running out of water in the bathrooms when the garden is watered. And the kitchen cupboards are better than some I've seen in Dubai! It's easy to get to the Springs so no facilities doesn't bother us. It just depends what you're looking for. We also looked at townhouses that were available so I guess the agent is lying to you lucky4uitsme!!

Hi Nutty, Glad you are enjoying JVT ! We have also been looking there and have asked about the 2-bed townhouses but the agents I have spoken to have said they have not been released yet only the 1bedrooms? Is this a ruse to get us to go for the 2bed villas or do you know of any townhouses for rent? Would be greatful if you can let me know :) Thanks !

Hi, we moved into a 2 bed townhouse a few months ago as we had heard about the huge dewa bills and wanted the extra space without the extra expense. So far our dewa bill has been around 1000aed/month and we are expecting it to go down in the winter months. Its true some delivery places wont come here but this doesnt bother us as we dont use this service. Spinneys is a 4 min drive as is the springs town centre with ammenities. We have lovely neighbours with a strong community feel and lots of kids for our LO to play with. The toilets dont flush great with paper. My villa has all the space i need for my family and is a great layout for entertaining. I am very happy with the decision to move here. So far anyway....

Hey Metness - We need to meet up and moan about things. A/C in my house is too powerful and not cost efficient, thats the guy who works for Nakheel told me last week. All the hoses blew and it wasnt working properly. Im using a family size gas cyclinder every month and I live in the house alone and only cook once a week. There is a gas leak, but luther wont come and fix it as my gas bottle is with a compeditor. If I was to go with them, it will cost me 1500dhs down payment and 500dhs for the gas. As if I would give them this sort of stupid money. DEWA says the issue isnt there problem, its me consuming too much. Yet, I live on my own with 3 dogs, no husband or kids. It cracks me up. The landlord is now trying his best, but to be honest, Ive had to put this months DEWA bill on credit card as I didnt budget for this sort of cost!

ange74, i totally understand your situation!! I even did a bit of research before moving in as i went around some of the villas before we moved in and asked a couple of people how much their DEWA bill is and the answer i got was 'not too much, AED 1200-1500 max', etc so i was so excited before i moved and did my garden as soon as i moved in in Jan 2010 and invited my firends for a bbq over the weekend ,etc only to be surpsrised with a nice huge bill in Feb 2010 of AED 9500. I complain about the AC almost every couple of days to the company that rented us the villa (this company owns quite a lot of the villas here in JVT) and they send some people every now and then but i swear i am a 100% sure these people do not have any training to fix AC problems. My AC does not cool but also leaks plenty of water onto the floor. Its so annoying when it does that in the master bedroom at night as all you can hear throughout the night is water drops which is soooo irritating when you are trying to sleep. My DH actually couldn't sleep one evening as he kept on waking up worried about water filling in the bedroom as the bucket we had was filling out every couple of hours. We couldn't switch the AC off as it was mid July and so hot we would die!! So the option was to put the AC on and get used to the water dropping sound!! I also once had one of the sliding doors in the master bedroom explode out of the blue (i did post a question about this on here as i was so confused as to what made it explode into tiny pieces without anyone being in the room)!! Me and DH were downstairs and heard the big explosion and run upstrairs only to find out that the big glass sliding door had exploded without anyone or anything touching it. After a lot of going back and forth with the landlord company (them saying we broke it somehow) they replaced it for me free of charge. Even the first attraction of the property (i.e) the size of the villa and garden is actually now the source of most of my problems!! The AC can't cope because of the size of the villa and the garden costs a fortune to up keep because of the size again. By the way, each room in the villa is actually not that big, it's just the stairway and the empty useless space upstairs, there is so much unused and unusable wasted space making the villa look artificially big. The important space, i.e. the kitchen is so tiny, not enough storage space and the actual cabinets are of the lowest quality!! The dishwasher is the cheapest thing ever!! I also recently realised what an inconvenience it is to be so far away from any sort of supermarket and delivery services in this day in age!! I actually feel i am missing out on a lot after living here on a year and a half now! I can go on and on. I guess the only postive is that it is so quite and peaceful almost anytime of the day, but i guess that is because its so deserted!! Sorry for the rant but i am so disappointed at the level of poor quality work done here and it has so far cost me a lot of money and will continue to do so until December when i'll finally be free to go out of here!!

My first bill was 6000dhs, my 2nd is 5017dhs and Ive put in 10 complaints and brought up half of the grass that I put down along with the irrigation. What a waste of money that was. Krisitina - if you search EW for Dewa bills, you will see all my posts. Dewa have changed my water meter, but Im not holding my breath. My electric meter hasnt been changed but Ive already applied for a bank loan as its gonna cost me about 50k to move. Dont move to JVT. Im really sorry, hope it all ends very soon... This was a huge help DH is convinced not to move there NOW!! Thanks, i really hop everything works out well for you!! x

i live in JVT - my advise? Don't move here! Its horrible! There is nothing here and DEWA bills really high - the people that say that they pay low DEWA bills could be ones with no garden. You need a garden or some sort of work done to the garden area if you move here as otherwise all the sand will get into the living room. I have a garden and used to pay huge DEWA bills until i stopped watering my garden twice a day. I now only water it once a day (for only a few minutes in the morning) and my garden is dying but i don't care anymore as i am moving our end of December!! I also do laundary once a week only to save water and fill the sink with water and hand wash the dishes (no rinsing). Anyway, since i've really controlled the amount of water me and my DH are using our DEWA bill has stabilised to AED 1500 ish per month. By the way i did pay AED 9500 at some point (February 2010 to be precise!) other than DEWA the AC is so bad that we had to buy a fan from Geant to cool ourselves a bit better than the AC is doing. Toilets don't flush properly. By the way, we moved into a brand new villa. So not sure why so many things go wrong! My lease is up end of December and cant wait to move to a proper place!!! My adivse is please don't move here!! Thanks a lot!! This really helps, i showed this to DH, somebody told him that they water their garden 3 times a day and their DEWA is 1200....i really dont want to risk it!! Its huge money we are talking about, just HOPE i manage to make DH understand!

I think if you look back at an old thread on this topic you will see that some people have been getting even bigger bills than 5k a month, and i recall one lady as saying she had such a huge bill she was going to have to buy her food that month on credit and another saying she was going to break lease and leave. Personally I would not take the risk, pity as they are nice big properties.

I would'nt believe the agent! For one thing he has no idea what a brand new house is going to incur with DEWA so whatever he tells you is pure guesswork.

I don't live there, but read about the horrendous DEWA bills. I think people are thinking twice about moving there in the circumstances, it seems some villas are really bad and others ok so guess it would be hit and miss as far as getting a reasonable bill is concerned and unless you can ask the previous tenant so way to know before its too late.
