JVC - what's it like?

So before we sink into the ground (re. my other thread) I am wondering about moving. I see that JVC is very cheap compared to the Springs. Does anybody know why? Is it hard to access? Anyone know how long it would take to get to Regent School?

I'm looking to move to jvc myself, how is the internet there? Currently watch tv via my laptop (you know what I mean), at the moment where I am I don't get any of that annoying buffering every 2 seconds thankfully. Are there any bad spots for internet? Hi everyone.. The more I read your previous posts and threads, more I can get to shape our upcoming life in Dubai. This forum is like a treasure to me:) And more I learn, more questions appear in my mind.. It is about JVC actually. I find it kind of reasonable from many points.. But have questions like: -Is it like a group of townhouses, each group having their own security gate and services? -this may sound strange but this is what we are used to here in Istanbul- -How can I understand the quality of the building when I rent a villa at JVC? What are the things that I sould be carefull for this specific area? -I assume that buildings are not designed for rainy weather in Dubai, am I right? What happens when it rains? Did you experience/ hear about any water overflow from the holes of the groundfloor or leakage from the ceeling?

we're in a 3 bedroom JVC townhouse. winter months our DEWA bills are never more than Dhs.680 - we have a corner unit = large garden = water every day. during summer our DEWA bills can run up to Dhs.2,000 - we water the garden twice daily then (sometimes more) and also leave an a/c unit on 24/7 for our dog. DH likes to sleep with the a/c on and DS's bedroom is the warmest room in the house, so we run that a/c often too. HTH <em>edited by ilovewine on 28/04/2014</em>

Could anyone please give me a guide as to how much their DEWA bills are for a 1 bed town house? We have dogs so would need to keep the AC on in one room throughout the summer. Thanks :)

Well, shops are around like, All Day Supermarket, Jyotis Supermarket, etc pp, various Nail Spas with massage, enough Laundrys for 10000 people^^ and the parks are ok, not falling apart. At least the one near Sandoval Gardens is fine, for jogging and so, but not yet really green. The newest addition is the Like View restaurant (similar to Eat&Drink) and the Village Circle restaurant. Yesterday there were 6 taxis parking at Atlantis Accomodation, waiting for costumer calls... We just renewed, its our 3rd year now and very very slowly there is progession. Travelling around Dubai is easy as access to Al khail and easy to 311, SZR and so on.

Dear Lalalayla, The only reason that JVC is cheaper than Springs is because it is a new area and not quite established as yet! Once the facilities and shops have been put in place, the property prices are sure to soar - as they are all over Dubai! I live in the Springs and it only takes me just over 5 minutes to reach Regent International School. Friends of ours live in JVC, and it takes them under 10minutes - access to and from the area is not bad at all. I hope this helps! :) JVC will probably be similar to JVT by this time next year. We rented a 2 bed villa for AED110k almost two years ago, they're now asking nothing less than AED140K and in some cases up to AED175K. The place still isn't finished. No street signs, no water in the canals, parks falling apart and in a lot of cases the street lights haven't worked for over a couple of months. Oh and we still don't have a shop. But saying all that it's still not too bad just for the size of the stand alone villas :) Although I wouldn't be able to afford the current asking prices. <em>edited by Geordie expat on 04/03/2014</em>

Its not bad here. Going into central dubai takes 10 mins mostly and less traffic on AL Khail road (and miss salik is savvy). It is still very sandy and a construction site but the park near Sandoval is great and a community is being created. There are two fb pages for JVC residents which is great as well. Shops are sparse. I am lucky there are shops in my building which is handy and more are being built. Would be nice to have a high street like Motor City has but i guess one day it will arrive. I really wish the little cafes would have some outdoor seating like MC,I would be more inclined to go there if I could sit outside.There isn't much room on the pavement I suppose and maybe they're not allowed but it would be much nicer to have tables maybe with umbrellas,candles....the odd damas in a plant pot?.....I don't ask for much... yeah i agree. one day they might think about having them :)

I guess there are the terraces to make up for the lack of garden. They're quite big, non? I just called Ace to ask how much for those big interlocking mats and they are only AED 59 for 1m, so that a thought. Will go and look at the weekend. Quite excited, actually. I don't know about the townhouses in JVC, but the 2 beds in JVT have the same square footage inside as the villas and a large terrace over the car port. That's interesting.. I can't remember the layout but I will look into that. Although just had a quick look and JVT 2 beds are 160k!!! Yes they're getting silly on JVT now, but exactly the same layout in JVC for less (at the moment)

But then we could also do with the extra room. I have a little business which I could probably run from home, if we had 3 bedrooms rather than the 2 we have at the moment... We just could not afford a 3 bed in The Springs. What about the new 2 bed villas in JVC. If you don't have a maid the maids room would probably fit a desk etc or otherwise the landings of the villas are huge and the garden is almost a football pitch :)

So, they don't really have gardens then? If they're townhouses they don't have gardens in the usual back garden kind of way.There is a sea of attached one-three bed villas,they don't seem to have a name but they have private walled gardens.

Its not bad here. Going into central dubai takes 10 mins mostly and less traffic on AL Khail road (and miss salik is savvy). It is still very sandy and a construction site but the park near Sandoval is great and a community is being created. There are two fb pages for JVC residents which is great as well. Shops are sparse. I am lucky there are shops in my building which is handy and more are being built. Would be nice to have a high street like Motor City has but i guess one day it will arrive. I really wish the little cafes would have some outdoor seating like MC,I would be more inclined to go there if I could sit outside.There isn't much room on the pavement I suppose and maybe they're not allowed but it would be much nicer to have tables maybe with umbrellas,candles....the odd damas in a plant pot?.....I don't ask for much...

And there is no way we can get any answers on when they may finish it. Also our rental prices are obviously going through the roof too I can't believe how expensive JVT has become,nice big gardens but aren't they mostly two beds? As for JVC the original plans were fanciful to say the least,a canal linked marina?not in my Dubai lifetime:) The prices are becoming a joke, especially for us that live there. Majority of the villas are only two beds, but a lot of people have enclosed the landing to make a small room. A small number are now being extended but I dread to think how much they will want to rent those out for. And yes the waterways. Well we have a number of little canals, great to collect the rubbish in. The only time time they ever had wate in them was after that heavy rain we had a few weeks ago ;)

There are two parks and plans for another eleven.(recently discussed by Nakheel so not old plans).The parks are nicely landscaped and planted and have good quality jogging tracks around them but they are awaiting grass.Because it's so big and still not very built up there's masses of space for dog walking away from the busier roads and everywhere is well lit at night.It's not what I would call an attractive place to live but it does feel very safe and friendly to me and I think the overall location for new Dubai is very good.Unfortunately the prices have shot up like everywhere but you can get alot of space for your money unlike some of the more developed communities. The town houses don't have much garden,the end of rows depending on type have a decent bit of garden down the side but the middle properties just have a little square at the front however there are usually big terraces some more private than others.Some of the town houses built as blocks have community pools like you would normally expect from an apartment block but the ones built in a row ie Mirabellas don't. It's only noisy and dusty if the construction work happens to be next to you certainly not everywhere and then they finish it and move on. I think it has been cheaper because it isn't green and is so unfinished.I think when the crash happened everything kind of stopped,more than some other areas but is now getting going at a pace but wether it will ever become a 'desirable' area is yet to be seen as it's draw has always been price led-not so much now.Overall at lot of people seem to like it and if the price fits it's really not a bad option IMO.

Oh, so there will be parks eventually? Can you get straight into JVC from Khamila Street? Sorry for all the questions! I had a look at this on my way home last night. If you're coming up Khamila Street towards Al Khail road, you'll need to go on the Al Khail and round the loop, back down the other side and then into JVC. As for dog walking, when we had a drive round people were just walking their dogs around the streets, although we did see some allowed off leash on the sandy areas.

It sounds like JVT was two years ago, but now the rents are going up even though we don't have any facilities. As long as you can bear with the dust and noise of the construction work it should be ok.

There isn't very many facilities but it's slowly coming along with parks being built. There are 2 entries into JVC also checkout the Facebook page may help you :) There is construction around so be aware of extra noise. I guess that's why it's cheaper plus some of the build quality is questionable, but where isn't. Good luck :)

its is only cheap or was prices are going up daily!! because it is not as established as jvt, i am in a stand alone villa so it is quiet but villas are becoming occupied daily, a lot more children playing where the townhouses near shops are, they are starting on parks and some landscaping, it was nice when it rained and the electricity never tripped!!
