How easy is it to rent furnished villas in Dubai long term?

My understanding from the Relocation Officer is that the Lease is in our name but the rent will be paid directly from DH's company. I actually asked her to confirm this specifically as it made me concerned that he had the accountability on the lease but no control over the payment. Any balance left, I believe, is not paid to us for other items as it is considered a "ceiling" of what they will pay. There are separate allowances for other items. I'm sure the monthly figure must be wrong. Without specifically stating it, it is equivalent to what you would pay annually for a [u'>3 bedroom unfurnished[/u'> villa. We want a 4 bedroom villa and now need it to be furnished. I need to find out whether the commission is also to be paid from the "rental allowance". There is a utilities budget of around 2,500 AED per month. I have to determine whether this is a reasonable figure to pay the DEWA 5% housing fee plus DEWA water, electricity and (since Jan 2011) fuel surcharge; and, presumably, telephone and gas (if any) as well. My preliminary budget suggested that for a 4 person family, the DEWA costs alone would approximate 3,000 per month. So there is no space then for phone or gas... I guess the argument is "what is fair" considering (with the exception of the 5% housing fee) the other utilities costs would be out of pocket expenses in our home country not paid for by the company. I need to work out whether they will cost us more in Dubai than at home. But the rent is the real issue - we own our home in OZ so we have no rental or mortgage costs whatsoever. <em>edited by Buy me a Pony on 01/05/2011</em>

Try and get your husband's company to pay the landlord direct, whether it be in one cheque or four, and make it clear you expect them to be responsible for any extras due as part of the first year's rental (commission and whatever else the rest of it is) and to pay that up front, too. Otherwise, you'll find yourselves struggling to come up with the full amount in advance yourselves. KKS, how does that work? Do you have you a housing contract whereby you only pay monthly? If husbad's co hadn't come up with the full year's rental cheque up-front, we wouldn't have been able to move into our house.

What seems like an outragous housing amount soon shrinks once you start looking at places. Ask for specifics about your housing allowance, will it only be paid direct to a landlord, or will it be paid to you monthly as part of your wages. So can you get something unfurnished for less, and buy furniture here with the remainder. We spend less than our housing allowance and are able to keep the remainder, many of my friends are not able to do this, they have an amount per year and anything that is not spent on rent they lose.

Thanks everyone. You are confirming my concerns. Hey there Claire :-) - unfortunately the relo consultant works for DH's company so I don't really have any options. Hmmm, might reconsider Arabian Ranches. Will have to put it on the agenda for our look-see. Personally I wouldn't mind being out near those ponies ;-). If we can't find furnished accommodation, I guess we will have to renegotiate the package to include a furniture allowance or shipment. They [i'>have [/i'>given us a figure for the furnished accommodation allowance per month but it is so outrageous it just cannot be true! We asked the relo consultant 3 times if it was correct and 3 times she said yes, but she is not in Dubai so might have no real idea. Hello again bmap! If I were you I'd knock that relo consultant on the head and do it all yourself. For what the company pay the relo person you could probably ship your beloved items. with kids I think it's important to bring over certain things from your home to make your new place more homely. what would happen to your things back at home - would you have to put them in storeage - who would pay for them. Furnished villas are few and far between and often the furnishings are not what you would choose for your own place. For the areas you are looking at the norm is unfurnished....... We are in Arabian Ranches and the new flyover has opened by Al Barsha which makes the journey to Internet city around 15 minutes now so a great option too.

You can get furnished villas and apartments here, but will be extremely expensive. Much better off getting some Ikea furniture to kit your place out or even shipping all your stuff out, when your work out what the rent will cost over a year or more. Then again if DH's company is paying your rent for a furnished place, then result!

If you want your own villa it will be quite difficult to find furnished accommodation as it's not the norm here. Not impossible though. It may be easier to start off in a serviced apartment when you arrive, then you can act quickly when you find something. You will need to keep on at the letting agents too.

It will be cheaper to buy furniture here if you are planning to stay long term. Most places have fitted kitchens, light fittings see dubbizzle. I am not sure what would be considered wear and tear when you live in a furnished accommodation.. Good luck with your move

Have just got off the phone from the relocation consultant employed by my DH's workplace. She has just advised us that their company will not pay for our furniture to be shipped to Dubai from Oz. Instead, they want us to look for furnished accommodation. We were planning on settling around Emirates Hills, Lakes, Meadows etc. Second preference would probably be Umm Seqiem, Jumeira - somewhere near Internet City I guess. OK, so now that I have stopped reeling about the prospect of having to leave behind our bikes, sewing machines, overlockers, Sewing cabinet, material stash, coffee machine and all our beloved stuff, I have started to wonder "exactly how easy is it going to be to get a furnished villa in the above areas?" In my research on Dubizzle and other sites over the last 3 months, I think I've come across maybe 1 or 2 furnished villas and they were not of a standard I would want to live in these days - maybe when I was a student, yes... Anyone have any feedback on the chances of finding decent furnished villas?
