snagging a new property- any advice?

We lived in a Nakheel property and did the snagging ourselves. We were not given an hours time limit - that's just crazy. There are snags that only come up once you are in the property and using it. We completed the moving in snags and marked clearly that this was not complete and we submitted further snags as an when they appeared. For example when the rains started and the water poured in through the roof they sent a team in to rectify what was a major fault in most of the roofs but was not evident until we had a big dump of water. This was in the good days so perhaps they are offering minimal snagging now times are hard but it doesn't seem right to me. If people have already moved in perhaps they can give you a heads up of what to look out for.

Look at the skyscraper website. Lots of tips under the UAE forum on how to go about with the snagging. Our developer did not allow us to snag before moving in but we went through the entire household once we were in. You can always call the maintenance guys to fix a problem within the first year. So make sure you use all the bathrooms etc as much as possible until the issues are sorted out. With every apartment/house in Dubai you will have problems that need sorting out. We even discovered (after 18 months!) that they drilled holes right through one of the pipes in our bathroom when fixing the basin. Only when the apartment downstairs complained of continuous damp did they realise that that there was a large gaping hole in the pipe. Be prepared for lots of visits by maintenance people for almost everything (AC, electrical, plumbing) and lots of cleaning up behind them.

yoyo70, that refusal to allow professional home inspectors as well as the time limit appears very unreasonable. How about approaching RERA for advise on that issue without mentioning the N-word?

I am furious at the developer Nakheel. They only want to allow us ONE hour for snagging (it is a 2 BR house!!!) and already stated that they will only allow the owner to be there for the snagging. It is very obvious they have something do hide, dont you think so??? That's not just specific to Nakheel. We had the same conditions imposed on us by a different developer, but for a 4 br villa. We spotted lots more faults after the snagging was done (those that they bothered to do) and are getting them back to do the rest before the year is up.

Any issues would then have to be remedied by the developer within 11 months. Even if you purchase property from a previous owner (i.e. that has been completed more than 11 months and the warranty period has lapsed), a professional inspection is advisable; it should ideally be part of the agreement that repair of any serious problems should be to the account of the seller. There are a number of very good home inspectors available, if you require any reference, please let me know. Yes, I totally agree! But what if the developer from the very beginning REFUSES our request to bring along a professional home inspector. Isn' t that a bit fishy???? Where are OUR rights?

Are you snagging your own property? What is the agreement with the developer regarding warrenty, do you have a period where the developer/maintenance company is obligated to repair/replace things?

I'm a tenant but dealt twice with the snagging procedure because we rented two times a new apartment. In our case they were professional "surveyors" . Property owners have to do this within a certain period of time after buying. The developer has to rectify all the items on the snagging list. The second surveyor we had was very precise and professional. She was also pushing the developers to get the work done. Unfortunately I don't know her name, but call our real estate agent Frank at AA properties. He might be willing to tell you who he is using.

your guess is as good as mine. our relocation agent wants me to sign on two flats that have an adjoining door so that i can have 'private time' with my husband and leave my son in the other apartment (raised eyebrow emoticon) That just made me snort out loud, how funny is that? (Although I could see his point of view sometimes...). :)
